The slope of this lot, just off Mission Road, was a major challenge in maximizing density while fitting within the contextual height rules. Initially I had designed a fourplex, but as we worked with neighbours to satisfy concerns over shadows and privacy, a threeplex made more sense. This project features three large dwellings across two buildings: the front building is a typical 3-storey semi-detached, while the rear has a dwelling behind/over the three-car garage.
With a front patio adjacent to the home office and views from the third-storey master balcony, the south-facing units have great amenity spaces. They also feature large kids rooms with a jack-and-jill ensuite, and the master occupies the entire top floor. The rear unit, however, gets a more bungalow-style layout with the master suite alongside the kitchen and social spaces on the top level overlooking a park to the north, while the kids and media rooms reside below.
