Since the introduction of the rowhouse (R-CG) zoning in Calgary, corner lots have become prime real estate for modest density upgrades. With two of these corner lots at the end of the 1800 block, there was an opportunity to create an entirely new streetscape along 38 Avenue SW.
The slope of the sites as well as the overhead utility lines posed a challenge in massing these buildings to fit three-storey units within the contextual height limits. By providing rooftop terraces off a small loft on the top floor, I was able to provide useful private amenity space that was otherwise lost at the ground level. The front entrances are sunken, relative to the street, to mitigate the height and shadowing of the building on the street.
While the floor plans seem conventional, each unit is adjusted slightly to respond to its position within the whole. Unit A turns to address the adjacent street and provides an additional bedroom, while Unit D moves the kitchen into the rear corner to increase the privacy of its dining space from neighbours accessing the detached garage.
Quality materials, like brick and James Hardie siding, with differing colour palettes provide a sense of unity to the buildings, while unit identity is preserved through strong articulation of their massing.
