Brentwood - Preliminary Phase 1 Design

The neighbourhood of Woodcroft is home to a tree-lined 13 acre site operated by Brentwood Community Development Group (BCDG), a not for profit company providing affordable housing in Edmonton. The site has hosted an array of 2- and 3-bedroom townhomes since in the 1960s, with additional units added in the 1980s. This aging stock is in need of replacement, and the demand for income-subsidized housing has skyrocketed in recent years, which is why BCDG commissioned Gravity Architecture and B&A Studio to create a Master Plan for the site to be redeveloped in stages to accommodate new townhomes and multi-storey apartment buildings without displacing existing tenants off-site. The plan responds to, and is sensitive of, neighbouring homes and amenities while providing new parks and multi-modal connections throughout the site.

In early 2024, Gravity Architecture asked Deviate to help begin the design development for phase 1 of the project under incredibly tight timelines. In order for BCDG to qualify for specific grants and funding for the project, the Development Permit was fast-tracked for submission and Deviate was able to complete the DP drawings ahead of the deadline. This work included rapid prototyping of standardized unit layouts that allow flexibility across future building typologies, as well as incorporating accessibility- and sustainability requirements well beyond industry standard (ie: wheelchair accessible units, super-insulated wall systems, solar voltaic arrays, and geothermal heating systems). The resulting design for phase 1’s building proved a valuable archetype for moving the project forward.
