Arrive at Sage Meadows is a townhouse project in Sage Hill by Partners Development Group.

This large triangular lot already had a small commercial development planned at the corner of 136 Avenue and Symons Valley Road NW; tasked with maximizing the potential of the remainder with a medium-density townhouse development. Numerous site iterations were considered as I worked toward balancing walkability and amenity spaces with parking and fire-fighting requirements. The result was 164 units across 30 buildings, 2 children’s playgrounds, and a community garden! We even implemented Molok containers for community waste management that blends into the beautiful landscaping.

In order to make the units more affordable I focused on making each unit modular, retaining a unified aesthetic that could adapt to the changing grades. The resulting townhouses are a mix six distinct unit plans —some with attached garages, some without— across five building configurations. The site’s internal buildings are 2-stories with basements and surface parking, while the perimeter buildings are 3-stories with attached garages.

Each unit features a vaulted master bedroom, complete with raked windows that extend right to the ceiling, and a spacious open floor plan. Despite being affordable, the exteriors are clad with durable materials: real brick, Allura fibre-cement siding, MAC Architectural Metal vertical siding, and triple-glazed windows. Partners even made each building Built Green® certified!
